Who we are

Greenfield Bridging, part of Greenfield Mortgages (Holdings) Ltd

Greenfield Bridging have been lending since 2009 and have a wealth of experience in short term bridging lending, so we bring many years of successfully helping clients to achieve their goals. Our reputation with our large panel of professional introducers has been built upon simple values like giving committed decisions and delivering on our promises. People like our openness and honesty.

We operate throughout England and Wales, and lend against both residential and commercial property. FCA regulated and unregulated loans are available, and we consider first and second charge security.

Our bridging lending was originally funded through our shareholders. Today our funding comes from a combination of family office and institutional long term, committed funds under management and our own balance sheet. That matters more than it sounds: it means introducers and borrowers speak with genuine decision-makers, and it means we can commit to a case and see it through.

Underwriters, case managers and directors all sit together at Bank House in Birmingham. A case gets looked at properly, by the people who will fund it, and it moves quickly because nobody is waiting on a committee somewhere else.

We do not issue terms we are not prepared to fund. A yes comes from the person who will underwrite the case, with the funding behind it. What a valuation, title or search turns up can still change a case — if it does, you hear it from us straight away, and you hear why.

Bridging exists because of deadlines — an auction, a chain, a facility running out. We work to the date in the diary and tell you early if anything threatens it.

If a case does not work for us we say so quickly, and we say why. Nobody benefits from a maybe that runs for three weeks and then turns into a no.

Our underwriters and directors are in the same building and take their own calls. You can put a difficult case to the person who will actually underwrite it.

Every case is underwritten on its own merits and remains subject to valuation, title and our usual checks. Terms, speed and loan size depend on the security, the exit and the paperwork available.

Our history

Seventeen years, eight milestones

Where the money actually comes from

That history matters for one reason: it left us funded from five places at once rather than one. All of it is long term and committed rather than raised deal by deal, which is why a decision given in an hour still stands at completion, provided the case turns out as described — and why we can hold a case that takes longer than anybody expected.

The things borrowers and brokers ask before they send us a case. If yours is not here, the office line is answered by the lending team rather than a switchboard.

A lender. We underwrite, fund and administer the loan ourselves, from our own balance sheet and from committed funds under our management. There is no third party to refer your case on to.

Both regulated and unregulated bridging loans are available. The FCA gave us authorisation to conduct regulated lending in 2013. Whether a particular loan is regulated depends on the property and the purpose, and we will tell you which yours is at the outset.

Residential and commercial property in England and Wales, on a first or second charge. Property that no high street lender will touch today — no kitchen, no bathroom, a short lease — is often exactly the kind of case bridging is for.

Decisions normally come within the hour. Funds can be released in as little as seven days, though that needs the valuation, the legals and everyone on the other side to run like clockwork — it is what we can do at a push rather than the usual timetable. The honest limit is almost always somebody else's paperwork, not our funding.

Extensively. We have a large panel of professional introducers, and our reputation with them is the reason most of our business arrives. Business development managers cover the country and can be on a call with your client the same day.
