These are the situations we lend into most often — whether you are the borrower yourself or the broker placing a client’s case, the enquiry starts the same way and the decision comes from the same person.
You have found the smaller house before your own has sold. We fund the purchase and are repaid when your sale completes.
Where one buyer pulling out would collapse everything, we put the money in so the chain completes on time.
Speed is the whole problem. We work to the auction deadline and step aside once the bank’s mortgage is ready.
We lend against the property in one advance, whether that is the purchase or funds released towards the work. There are no stage payments, so the schedule is yours to run, and the exit is a sale or a refinance once the value has moved.
A short remaining term makes a property hard to mortgage. We lend the money to buy the lease extension, which makes it mortgageable again.
We lend against a UK property to release the funds for a purchase in another country.
The build is almost complete and the money has run out. We lend against the property as it stands, in a single advance, rather than funding the remaining work in stages.
The work is done but the development loan is still running at a high rate. We replace the funding while the units sell.
No kitchen, no bathroom, no high-street offer. We lend on the property as it stands, until the improvements are made.
Where the timetable is measured in days rather than months, we can move quickly — we have completed in as little as seven days when everything ran to time.
