Enough to tell you whether a case is worth sending before you package it. Where a case sits outside these, it is still worth a call — a good deal of what we write started as a referral that did not obviously fit.

Borrower and security

Clients
Sole traders, partnerships and UK limited companies.
Status
Good credit history. Light adverse considered where the loan to value is low and the property attractive; medium to heavy adverse generally not considered.
Age
21 to 85 years. Applicants over 75 are subject to Greenfield review.
Locations
England and Wales.
Charge
First charge, and first plus second charge on residential.

Loan and term

Loan size
£75,000 to £3,000,000+, with a maximum of £1m per security. Loans under £75,000 considered by referral.
Maximum loan to value
Up to 80%. The guide figure is a maximum and we reserve the right to restrict it case by case.
How LTV is calculated
On the lower of market value or purchase price, and inclusive of pre-calculated or rolled-up interest and fees — that is, on the gross loan.
Term
Minimum one month's interest. Maximum term varies by product, and is shorter on regulated loans — see the product guide.
Rates
From 0.69% per month, banded by loan to value and subject to the loading factors below.

Refurbishment bands

The valuer confirms that the figure is realistic. Where planning permission, building regulations or a change of use is required, the case is automatically classed as heavy.

  • Light — typically 10% or less of property value to spend. No interest loading.
  • Medium — typically under 20% of property value. Adds 0.1% per month.
  • Heavy — typically 20% or more of property value. Adds 0.2% per month.

Property types we cannot take

Land · properties less than ten years old without an acceptable warranty · shared ownership · mobile homes and caravans · nightclubs · golf clubs · adult entertainment · kennels and catteries · equestrian centres · churches · petrol stations, current or former · agricultural · non-standard construction · anything the valuer deems unacceptable security.

Not an exhaustive list. Other unusual property types are assessed case by case, so ask rather than assume.

Rates shown are indicative and subject to interest loading on each case — typically for complexity, adverse, location and the overall strength of the proposal. Every case is underwritten on its own merits and remains subject to valuation, title and our usual checks. The product guide is the authoritative document for rates, fees and criteria.
